It's a common scenario - one agent walks into a house, looks around and decides it's worth $700,000. Another agent will look at the same house and, upon careful reflection, decide it's worth around the same amount. The only difference is, the 2ND agent will TELL the seller that it's really worth $650,000. Who would you go with? Probably the 1st agent, right? After all, they promised to get an extra $50,000 for your home.  At the end of the day, however, you'll probably sell for around $650,000. It'll just take a lot longer, because you'll have gone through the painful process of listing an OVERPRICED home. Eventually, the market will force down the price of your home to its true value.
