The offer will clearly outline all terms and conditions of the sale including, among other details, the following:

  • basic details such as your name, the name of the Buyer and the legal and civic address of the your property




  • the proposed purchase price
  • a list of all items included in the purchase price (e.g. appliances, carpeting, fixtures, etc.) as it compares to the original real estate listing, noting any additions or exclusions; stipulation that there are no liens or payment dates due on these items
  • explicit details of all financial arrangements (e.g. amount of deposit, refund of interest on deposit, amount of down payment and mortgage, etc.)
  • closing date for the sale of the property
  • full details concerning your mortgage if the Buyer is planning to assume it. (If your existing mortgage rate is significantly lower than current rates, vendors sometimes include the option to take over their mortgage or "assume" it as an extra inducement to sell their home.)
  • If assuming the mortgage is not a consideration, you must provide clear title to the property, free of all encumbrances, and all existing mortgages must be discharged with sale proceeds on closing.
  • date of occupancy
  • any conditions attached to the sale (e.g. satisfactory home inspection; mortgage approval; financing approval; sale of an existing home, etc.)
  • any specific obligations to be fulfilled by you between the closing date and the date of occupancy (e.g. repair and/or painting of areas structurally altered by you upon vacating the premises)
  • time period for which the offer is in effect (from as short a period as several hours to as long a period as a week or two)
  • a survey may be required by the buyer's lender for mortgage approval and by the lawyer or notary for transfer of ownership.

As  your representative, I will:

  • set up a meeting at your home or our office to review the offer(s). At this meeting, we will meet with the buyer’s agent to negotiate prices and terms. The buyer will not be in attendance but may be close by.
  • evaluate the offer(s) and help you understand all the terms and conditions. You can accept, reject or make a counter-offer to the buyer stating your terms.
  • give you my professional, honest and advice with your best interests in mind.

As an offer is a legally binding document, it should never be made on impulse or under pressure. Now, you must evaluate the offer(s) sitting before you.

There will be terms and conditions in the offer that I will go over with you. I will walk you through the process of looking at any and all offers, and will negotiate hard for the best sales price and conditions. This is where my experience and training in negotiating is highly to your benefit.
